True, starting pay indeed higher for the youngsters now.

Very much agree!

I had been writing about starting salaries for graduates.

But we still also need to factor in lower starting income and gentler tangent for income growth for non graduates (as a whole).

Whether the youngster is graduate or non graduate, overall starting pay or salary now is higher la. It is the group of people who have been in the work life for 15 years above, many of them their salary gap between these youngsters are quite close lo. Unless you are in manager post or higher, then salary could be better.

yes. absolutely.

raise ceiling, more people can buy ie: benefited

raise ceiling, developer raise price

raise ceiling, more come in to flip and push up demand

raise ceiling, practically push up standard of living in long run

up up and away

It’s not really a vicious cycle, but rather, a virtuous cycle.

Our children who benefits from a better educational and developmental background always get a higher starting salary to cope with inflation.

It’s an inevitable cycle that every developed nation faces.

Just imagine: would you want your child to have the same starting salary you had?

True also. Higher starting salary also means salary increased faster. Many who are in their early 30s now already earning a salary of at least $4k or more, even a diploma holder! Very close or not far from people who have been working at least 15 years or more. Lol.

But with higher grants (and higher income ceilings) this would also mean that ECs can be sold at a higher price, which in turn, produces more profit for the developers. Well, not just ECs, but even the BTOs at GSW as unveiled by our PM recently.

So, prices go up, but, the government would also be able to say that they're helping the lower income by giving more grants. =X

our HDB Grant is never a Grant ........ its a loan

A grant is really a grant.

Although it is not a discount.

If get 80,000 grant, would have saved about 28,000 over 25 years at 2.6% interest rate. No loss with returning the 80,000 25 years later.

Grant need to pay interest or not, that one need to check.

But even if need to pay back, still nothing lost as money becomes much smaller after 25 years.

Manpower cost only went up. Sand cost went up. New construction method much more technology intensive and costly. Land also went up.

Grant increase, later bto flat price also increase. Like that back to square one. In fact those buying bto and or resale flat maybe at worst of as compared to previously if demand suddenly shoot up. And then take grant like no take grant as previously like that.

Yes, in the form of CPF grant, so in fact you will be taking out the money from your CPF which would have earned interest if left inside. So upon sale, put back the grant  + interest to your CPF account. still your money.
