PR cannot sublet HDB liao

Allowing PR to buy HDB is the root of the problem.

If do not allow the pricesof hdb will drop and private will go up. And average Singaporeans will complain their flat worthless and the better off Singaporeans will sell their condos for more $$$.

hdb in the 1st place is not meant to be treated like an investment... cos it's public housing and meant for citizens ONLY... who says hdb's price will drop if we do not allow PR to buy? when there is need, there muz be supply... i can tell u indefinitely, there is sure a need for foreigners to rent a place... so for those students or those not earning tat much, renting hdb is the most down-to-earth ting to do...

so if there will be indefinite need for rental of hdb, y would hdb price drop drastically?

 

PS: hdb price shld hover around affordable price range for commoners and not being speculated until tis high even garment selling new hdb oso put so high price...

If you dun allow in the first place, HDB prices might not have gone up to this level. It is the reversing of policies that is disruptive.

 

Now that HDB has gone up to this level, let me ask who really gain? The SC who needs a roof over his head for the rest of his life here (baring those who can afford to migrate) or the PR who can pack and go anytime?

Your thoughts are correct too. Nowdays housing is a social issue.

If HDB is for citizens only and kept affordable, it serves many purpose as privilege to citizens.

 

Eg. It can be a safety net to fall back to encourage more risk-taking and entrepreneurship. Can also serve as income supplement for poorer families if they rent out a room ie. PRs not owning HDB = less competition and more demand for rental

but was hdb really meant for income supplement in the original idea, or just somewhere down the road got changed by mah bt to beef up the property prices?

i am not surprised slowly he will move on to sc after he's done with pr. but it will be a huge task to undertake

HDB should enforce rental permit to be pasted at front door of all rental HDB

 

if no rental permit and suspect to be be rental flat, just report.

 

think rental permit ugly to be pasted at front door? go rent private or buy your own HDB

 

the PR rental market is definitely more the 2000 plus flats.

the fairy tale of making money is coming to an end

 

1. buy 1st hand hdb

2. sell 5 years old hdb to pr

3. make profit (a leg up) and upgrade to condo

 

as the media reported, a high percentage of mass condo buyers are "upgraders"

will this also softhen the private condo market?

Should be somewhere down the road ba, during mah's time. IIRC, the intent is to allow old folks an additional source of income eg. should they decide not to downgrade after children move out or in some cases, move to stay with children and flat empty as a result.

 

The intent is not wrong per se but any such privileges should be restricted to citizens. IMO, allowing PRs into this scheme including allowing them to buy HDB is a big policy mistake. Citizens who abuse the scheme should also be penalized and be banned from subletting.

Letting PR have a piece of the cake is no issue... just make sure you have enough houses from everyone...

Give also should give in a controlled manner like having to fulfill certain criteria such as PR for min 3 yrs and below certain income etc, instead of free for all.

 

See, now reverse policy PR also buay song liao, they are human too.

indeed.... any small changes affect the ministry in stats and numbers only..

 

but to the family, it affects their whole life.... but i got no pity for those who take advantage financially....

I also agree, at the end of day, the basic necessity need to be fufilled 1st. One of it is to have a roof over the head. It is when or government give wrong impression that housing value will keep rising and will not drop 1 mindset. That's when more

and more people realise how stupid that why they still don't want sell HDB early in 1st place and make profit after seeing so many does that and make profit out of it. Media also must play a very important role also. To constantly remind public that housing prices cannot be always go up forever.

 

There are still alot people who still have the mindset that housing value will goes up and never come down, even if come down is only temporary and will go up even higher after that. This mindset is really not healthy and why it started in 1st place?? sigh..

 

This mindset of " Housing prices will always go up " creates speculative buying. So media should 1st set a very good example to "STOP" reporting on news interviewing on people who make a profit out of selling property, on how people make profit out of selling HDB housing after 5 years .. etc. and concentrate on teaching the right value to people and constantly reminding them of consequences of speculative buying. Government must also do it's constant role of telling public that speculative buying is not healthy and will have it's consequences at later part of the stage.

Bua song also no choice.

 

Some of my PR colleagues bought HDB and rent out to earn $$. They either married with 1 kid or no kid so bought 4 rooms flat can rent out 2 rooms. Very good deal compare to rent room from others.

 

Most importantly, they can always sell at good profit if they wanna quit and go back to their country.

yes.. if you read records on how mr goh come up with the hdb idea. It's part of singaporean retirement planning. Instead of pension scheme. His idea to let citizen to acquired their own home which will hedge inflation in a long run , provide social safety net and also give our soldiers a reason to fight for.

 

to do that mr goh and emm lee actually spend alot of effort , offended alot of ppl. However, do not that in the early days. Non citizen is not allow to buy at all. And citizen is only allow to rent out after they pay off the loan.

 

Having a flat is our birthright. All citizen shld be allow to own a flat , regardless if he has a pte pty. I think that is more approriate.

Ya lar.... The intend then was good by Mah. But somehow abused by some.

 

But root of this mess is still Mah failure to build flat at the same pace of ecomomic growth.
