We Love HDB

But if the owner is still a 1st timer, i believe/hope this rule should be exempted to them.

Can afford private, who don't want to stay? Just like car, if can afford Lambo, who will want to drive a MIJ/MIK car? However as one ages, the priorities become different and if the owner decides to downgrade and be more cash rich, why can't he utilize his 1st timer privilege?

I cannot understand why this privilege is revoke once they bought a private property.

I guess you are rite , first timer should be excluded. For those who already owned HDB before , those group will be bit complicated to handle.

Those rules , i think , its part of cooling measure to prevent young couple for over committing . Frankly this was what happened in the past. Want to have face , want to look good ... there is a risk they have to take you know.

You made me envy leh :)

I bought 2 times HDB ...

2 times ? why u got such privilege ? :yuush:

Can u imagine if what you guys are asking for have been allowed for the last 5 years.

Then every mini throttle2 (no way throttle2 will ever do this) who predicted the decline in property prices or just wanted to cash out and have sold off their PC at peak prices

They will now be waiting for their new BTO and exacerbating the supply shortage of the people who actually need a flat.

So you've already cashed out and are cash rich and want to fight with 1st timers who qualify for the ceiling and 2nd timers who are doing ok but are not rich (obviously or else they would have went private).

And u want to talk about "privilege" -_-

I mean think about it this way, if i am the govt and i want to structure policy to help people. Would i help the ones who need it most, or the ones who need it least?

I agree that the rich who can afford to stay in private should have less priority from those who really need a roof over their head

For those who can't afford the private route that they choose just have to bear the consequences of their decision

Eh, even 2nd timer staying in HDB 3-4 room flat for last 20 years and wanting to upgrade to a 5 room flat or 2 room to 3-4 room flat also has less priority than 1st timers and those in urgent need of a flat.

It's like asking the person who's been standing in the queue for a while to let people chup in the queue.

If flats are in such abdundant oversupplies like in very early 2000s, don't worry, HDB will automatically remove such restrictions.

I love walk in selection :wub:

https://en.wikipedia.org/wiki/Walk-in_Selection

The Walk-in-Selection / Balloting Exercise of the Housing and Development Board in Singapore was a convenient and efficient system that enables eligible flat buyers, particularly those in urgent need of accommodation, to book their choice apartment. It was replaced by Sale of Balanced Flats (SOBF).

Starting from April 2002, HDB offered 3-room & bigger flats in non-mature & some mature estates for sale on a town basis through a WIS process. The units were offered for sale to the general public progressively in batches to clear the backlog of 30,000 HDB units.

Buyers could walk in, apply, select and book their flat on-the-spot. HDB usually announced the details of the flats offered under the WIS for that month and the towns where they are located. The bookings were then held on the next working day on a first-come-first-served basis. As most of the units were completed, flat buyers could look forward to collecting their keys within four months.

2 years later, u break up and ask girl A to be your steady. And your reason is because "eh i never tried being steady with you, but now i want to try". Wow, girl A is going to spread her legs for you straightaway man...

Same sentiments bro! Private owners won't want to go back HDB if they have a choice, my suggestions is those that need to go back. Like u say drive Benz, why want to drive Altis again?

If I'm someone facing bankruptcy and wanted to protect my assets, this would be a very good way of making them untouchable.

Since u can't seize HDB as collateral if it's under HDB loan.

I would buy a flat, take a tiny loan and put tenure of 20 years.

So Girl A says ok. U show me good faith. U be single for 3 years then ask me again.

Now she can say 1 year, 2 year or 3 years. That's entirely her perogative.

She gave you your chance, but u chose not to take it up.

In general, our govt do give chance. If there were whole swathes of people needing to use this chance, generally over time our civil service will change it.

I think Gov should allow all first time Singaporean home buyer to be eligible for BTO.

Some are leave to fend for themselves due to income ceiling, and this grp of buyer can only buy resale HDB or stretch to private condo.

at least give them some reasonable option and not let them kena squash left and right.

govt solution is to raise the income ceiling.

I think it's still the most fair.

If home supply is bountiful until building until excess liao, then maybe i would consider helping these group who genuinely want to downgrade. But still they have to sell their pte property first. No question about that. The only consideration is whether a 36 mth waiting period is too long.

Like i said, to me, these are the buyers that need help the least. And arguably do they even need any help?

And resale flats are aplenty. 3 room flats are no more expensive than a 4 room or 5 room BTO

If I'm really like liquidating my property out of financial need, i don't think I'm going to hiam to stay in a 3 room flat [lipsrsealed]
