Mustank Hypersonic September 22, 2015 Share September 22, 2015 No, in fact he's amongst the first 20 to choose during this BTO exercise. As his parents live nearby and also future-in-laws, he feels its' worth it. I also couldn't believe it as well when he told me it's BTO. 5 mins to work 5 mins to market ntuc 5 mins to in laws and a view like this 720k is cheap liao lah those dbss jokers next door then is cry http://tickytackyboxes.blogspot.sg/ ↡ Advertisement
Enye Hypersonic September 22, 2015 Share September 22, 2015 Not all are looking to sell to be frank. If a couple earns 12K, monthly CPF will be $2400. Based on a 25 year HDB loan, they only need to top up $200 a month. In fact, if add bonus, they might not even need to top up cash. Expensive or not? You decide. very expensive the housing they purchase should only use $1200 of monthly CPF if take 25 year loan. The other $1200 should go into the OA for building an emergency buffer. if everything is smooth and buffer is not used, then housing would be paid up within 12.5 years

Bacteria83 Turbocharged September 22, 2015 Share September 22, 2015 Just posted this morning in the property thread that my colleague just booked a BTO 5 room flat at Clementi Central for $720k 40th floor!! Amk facing bishan park 5rm which just completed MOP 20 plus floor already asking 900k-1mil. Your friends can easily profit from his BTO and move to private. But he sell high he will buy high, and most probably moving to a smaller space, is that consider a upgrade depend on individuals.

Another friend who is staying at Bukit Batok 5rm HDB approx 1200 sq ft, bought a condo at J Gateway approx 900 sq ft and he told me he might move in there next year when TOP. With 2 children, I told him that is sounds like a downgrade to me esp as within this 900 sq ft, there are 2 balconeys so kind of cramp to me. He says the children would enjoy the facilities. To each his own I guess.
Spring Moderator September 22, 2015 Share September 22, 2015 So much more for a high floor? My client just got a BTO 5 room flat at Clementi for 550k. This is the BTO, Clementi Crest. Prices from $576k is 2nd floor unit. With approx $3k to $4k price increase per floor, u can roughly calculate why it costs $720k for 40th floor. http://esales.hdb.gov.sg/hdbvsf/eampu05p.nsf/0/15MAYBTO_page_1905/$file/about0.html http://esales.hdb.gov.sg/hdbvsf/eampu05p.nsf/0/15MAYBTOCM_page_1905/$file/about0.html The one above clementi mall? Showster Twincharged September 22, 2015 Share September 22, 2015 Another possibility is to opt for this as a second HDB after selling first one. Maybe sell the previous for 450K to 500K onwards, move to a more central location for about 250 to 300K more. Still possible to use less than $1200 of monthly CPF and finance it, but not for everyone. very expensive the housing they purchase should only use $1200 of monthly CPF if take 25 year loan. Myxilplix Turbocharged September 22, 2015 Share September 22, 2015 So poor thing hor HDB? Doing their best to give us cheap public housing and losing so much money every year. Imagine they don't subsidize this 720k unit, they could save so much.

There is no store room, open concept kitchen which can be a nightmare for those who love to cook esp if involves deep frying, no service yard. Not being sour grapes but HDB better FYI, the bomb shelter for most new condos is the staircase well.

Showster Twincharged September 22, 2015 Share September 22, 2015 (edited) Clementi has a bus interchange and numerous bus services, many good or decent schools in close proximity (really walkable), as well as close access to AYE and PIE. Even West Coast Highway or CTE is pretty near. Don't just think about MRT. pay another $250k-$300k more for a more central location? need to take MRT bo? live in clementi/bishan/tpy no need to take MRT? pay $300k more kena screwed every morning at a jam pack MRT station ... sibei song ar! The comparison and benchmark should be to how much that piece of land can sell if they allow it to be sold to private developers. How many PSF do you think it can sell? Current BTO in Clementi is ex but much also depends on each individual. If the parents and in-laws live nearby, it is still an excellent proposition for living. Also, there are always much more choices North, Northeast and Northwest where the land is priced at 100-150PSF. Nobody dictates that one must stay here. So poor thing hor HDB? Doing their best to give us cheap public housing and losing so much money every year. Imagine they don't subsidize this 720k unit, they could save so much. RH1667 Hypersonic September 22, 2015 Share September 22, 2015 Now have to worry when son is older can afford down payment for his own HDB, plus have to worry about the childcare / pre-school fee level when grand-child(ren) arrive. Really must plan properly for poor folks like myself ! ↡ Advertisement
