As to why they allow HDB upgraders to retain their HDB flats, I think it's because our rental market need a certain volumn of rental HDB flat. As to why private property owners cannot buy new bto, think it is because they are rich enough to get resales unit instead of bto.

 

I think what you want is equality, everybody get the same things. But that not necessary mean fair.

 

Actually the rich guys are the HDB owners who can afford to buy a second home which is a Private Property. Inversely, not everyone staying in Private Property is rich, many struggle to pay their loans whereas the HDB guy buying private can use the rental proceeds to partially pay for the 2nd property.

 

Buying a resale HDB flat is not cheap these days and as some old Private Property can only fetch abit more, not much is left esp as renovations will be needed for the resale HDB flat.

I never had a chance to buy a new HDB in my life because I went for private as my first home.

 

Now impossible to U-turn back :TT_TT:

Private property owners are not rich? Then they should have bought a HDB back then. There are some, maybe just a very small number that fall through the crack. But to say private property owners cannot afford a resale HDB is a little bit strange.

I also don't agree with giving grant. Make me feel my effort is wasted.

 

But this is not what everyone here who oppose is saying. They say should help more. Then how? Don't help their fault. Help their fault. Don't show say never do. Show say wayang.

 

You Miss understood Liao. What I mean is you go volunteer at RC or grass root and see how they help people.

 

I already participated in RC activity already ... mainly in RC KalaOK hehehehe Ai Chio Gua Mai

Private property owners are not rich? Then they should have bought a HDB back then. There are some, maybe just a very small number that fall through the crack. But to say private property owners cannot afford a resale HDB is a little bit strange.

 

A lot of Singaporeans aspire to stay in condos, some overstretch (admittedly their fault).

They cant do a U-turn to go back into direct HDB, resale is out as it's costly.

Whilst it is their fault, they are Singaporeans and if fellow citizens can buy twice, why can't they just because they went to Private, they not asking for charity or hand-outs, just a chance to start again.

 

Other situations I can think of are retirees who now want to encash their property and use the proceeds for their retirement. Don't forget a lot of these retirees are the typical asset rich, cash poor citizens and after all, isn't this what the govt advocates, that the retirees are self sufficient.

 

Another group is those who need funds for health reasons, treatment.

 

There are other situations like those who have lost their jobs etc but point here is that as long as the 2 bites of the cherry rule is observed, don't deprive a citizen of this entitlement just cos he went Private at the beginning or after 1 bite.

The private property owners can always go condo- resales-new bto route.

 

Those over stretch deserve a stern lesson. If they really need help, I believe it is always available. Just look for your property agent, Mr LHL.

 

Those old people that are asset rich can always down grade to resales and subsequently encash their flat for monthly payment till death do they part.

 

For those who fallen sick, who doesn't? I rather help those poorer folk out there.

Personally, I find this rule of Private Property Owners having to wait 30mths before they can by a new HDB flat unfair. IMO, as each Singaporean is entitled to buy a new HDB flat twice, they should stick to this rule and not make it difficult for Private Property owners to get back into the system as long as they have not used up their entitlement.

 

Eg. If a citizen has bought a HDB flat directly once and then decide to move to Private, he still has 1 more chance and should be entitled to buy a second HDB flat directly but of course he must sell his Private Property upon HDB TOP. Now u hv to wait 30 mths to apply and with the building time, where this guy going to stay for approx. 5 years?

 

The inverse is allowed ie HDB flat owners buying Private Property and they don't have to sell their HDB!! Not asking for the same but at least allow the Private guys a chance to buy another direct HDB as circumstances may have changed for them. My 2 cents.....

i have to agree with Coltplussport on this, in most cases private property owner make good profit and choose to cash out, then they want to have second chance on bto which is unfair to the first time or even hdb upgrader.

 

If they really in need of assistant, with the profit they can rent a flat, get a resale (that can still flip after 30 months) while apply for a new bto. End of the day, no private property owner will likely lose.

It's 2.5yrs of waiting time to apply for new BTO and another 3 yrs for it to be built so total at least 5 yrs if not more.

Most people that bought a pte would be able to ride through at least 1 + yr. If he cannot even Tong

1 yr , then that guy really asking for it . hahah pei seh pei seh just my opinion. [blush]

I'm more referring to those who made it to Private and now wants a U-turn for various reasons, nothing wrong I feel as long as they haven't used up their entitlements. State is not funding them as they just getting a first/second bite which a HDB dweller is similarly entitled to.

 

In fact, It is the HDB owners who make more % wise from their sales than the average Private Property owner IMO and worse still they can buy and sell Private Properties whilst still staying in their HDB whereas the Private guy just wants a humble abode. We shouldn't deprive a citizen just because he chose to go private earlier and we classify him automatically as rich.

 

Guess we all have our opinions on this and I believe govt feels the same way as u guys so it should be status quo despite what I say.

But if the owner is still a 1st timer, i believe/hope this rule should be exempted to them.

 

Can afford private, who don't want to stay? Just like car, if can afford Lambo, who will want to drive a MIJ/MIK car? However as one ages, the priorities become different and if the owner decides to downgrade and be more cash rich, why can't he utilize his 1st timer privilege?

 

I cannot understand why this privilege is revoke once they bought a private property.

what I agreed are

1) shld give pte owner a way to Uturn ... (e..g selling below purchase price ?? )

If selling higher than purchase price, then no reason why cannot buy open market .

 

2) agreed those HDB owners with pte is profiting .... but g0v closed 1 eye maybe both. keke

Eh, even 2nd timer staying in HDB 3-4 room flat for last 20 years and wanting to upgrade to a 5 room flat or 2 room to 3-4 room flat also has less priority than 1st timers and those in urgent need of a flat.

 

It's like asking the person who's been standing in the queue for a while to let people chup in the queue.

 

If flats are in such abdundant oversupplies like in very early 2000s, don't worry, HDB will automatically remove such restrictions.

So you've already cashed out and are cash rich and want to fight with 1st timers who qualify for the ceiling and 2nd timers who are doing ok but are not rich (obviously or else they would have went private).

 

And u want to talk about "privilege" -_-

 

I mean think about it this way, if i am the govt and i want to structure policy to help people. Would i help the ones who need it most, or the ones who need it least?
