buy property how to not pau jiak one

buy BTO sure make $$$, after all, HDB lose millions every year to build. Even $700K BTO also can become $1M after 5 years

if mkt tank, just wait another 5 yrs, if not another 5 yrs

it is very easy to make predictions without giving any timeframe [laugh]

Going to raise issues is one thing, just hope to see positive reply from KBW...

Anyway, possible reply will be that DBSS is private companies design and build, hdb can't do much ...

and for BTO, oh well, they will step up checking, but do remember that bto is heavily subsidized so home owners already "earn" liao ...

Hmm... the above replies ok? :D

Wayang time...

Nonetheless, residents who face issues with the quality of the flats may report them to the Building Service Centre managed by the developer during the Defects Liability Period, Mr Lee said. If the developer fails to address them, the buyers will have legal recourse against the developer as provided for under the Sales and Purchase Agreement.

“Although HDB is not a party to the S&P Agreement, HDB plays an active role in ensuring a fair and satisfactory outcome. When DBSS flat buyers raise concerns or feedback about DBSS units, HDB will ask the developer to take appropriate action,” he said.

1/3 (aka 33%) defects equal GOOD?

http://www.channelnewsasia.com/news/singapore/no-compromise-in-quality/1980382.html

On average, about one-third of all new Build-To-Order (BTO) residents approach the Building Service Centre for assistance with defects after collecting their keys, says Minister of State for National Development Desmond Lee.

Want to push but cannot push kind of answer...

For DBSS projects, the HDB only sets buyer eligibility rules and provides broad planning parameters such as the mix of flat sizes and the range of facilities.

But that is not to say that the HDB does nothing at all, he said. With the Trivelis DBSS project in Clementi, for instance, HDB "worked behind the scenes" with the developer to seek a resolution.

Man.... no end to it ......Parquet repair is gonna be damn expensive ... they will for sure warp (considering that nowadays the teakwood is not kilned dry properly) and some glue might stick out and to dry the parquet 100% is quite impossible and he may have to grind the parquet and loose a quite a bit of the wood and gonna be dusty like hell and cannot even use the room for a day or two for varnishing to set in

hohoho

This one cannot blame private developer already.....

Blame homeowners for spilling water? Not checking during handover? Or being too fussy?

My old apartment kenna also like that but not so bad , just that after 25-30 years the walls inside started to get mouldy and no matter how many times I painted after about every 6-8 months from inside also could not arrest the issue; I even put silicon on the windows from outside - where the cement meets the aluminium frame- helped a little; On the 35th year kenna en-bloc and I thought I got peace and move in to another apartment and another issue of water seepage from the ceiling. Peoples life is getting longer but buildings are getting really bad nowadays with everything concealed, Water is damn clever one - come in from don't know where and seep out from some place else where there must be some weakness in the concrete
