  2. In the last two years, degree holders here have found themselves the most vulnerable to losing their jobs, among all qualification groups. Since 2011, they have also made up a higher proportion of residents made redundant than among all resident workers. Experts suggested three reasons for this - jobs lost in restructuring tending to be held by graduates, greater demand for non-academic skills, and substitution by skilled foreign labour. "As more graduates become available, it brings about more friction in the job-matching process," said UniSIM economist Randolph Tan. "Many graduates think that getting a degree is the pinnacle of achievement, but what they don't realise is that the workplace demands much more of them."   3. Hi all, I'm thinking of replacing the current stock audio unit (of my Hyundai Veloster) with Alpine ICS-X8. Problem is - While the switches for the Auto A/C climate is separately located, the "DISPLAY" is integrated into the stock audio head unit :angry: I was trying to find out more, by googling, to over-come this issue but it seems that it's either not an issue or nobody seems to be talking about it. Hence, I was wondering if anyone here encounter similar issue and had overcome it (or had given up) ? Will I be losing the ability to display the Auto A/C Climate if I insist on changing into 3rd party head-unit ? PS: Hyundai Service Center's technician are equally clueless.... Sigh.

  8. The six thirty Chinese news reported that many car dealers are desperate and worried about the reduced impending quota cut. As of now...margins already low and not making money. So hope to seek gov understanding to ease the pain. Let's see......if gov is firm on the cut.....sure some dealers will be suffering for the next three years. Survival for the fittest.

  11. Hi bros, I renewed my car insurance last yr Oct 30%NCD. Getting my new ride next week or so... Although I can transfer my 30% to my new ride, I can only get 40% NCD next yr May? So technically I will lose my 7mths of prorate 30%NCD? Any work around? I read on a thread that I should buy new ride insurance 0 NCD and continue service my old 30% NCD insurance. Then once my old insurance get 40%NCD, new insurance will refund the excess amount and warrant me with 40% NCD... Any old birds here can advice? SE told me even I drive 11mths 29days also will forfeit my prorate NCD.... My current insurance is almost 50% of my new ride insurance amount......... so... I dun mind continue to service the amount if I can get refund back later n get my 40% NCD in Oct...

The Straits Times Dec 12, 2008 Condo-style losing allure Falling prices in private home market chipping away at demand for DBSS flats By Joyce Teo, Property Correspondent PRICEY condo-style HDB flats have not been spared in the property downturn, going by what has been left for sale at Park Central @ AMK. While over 70 per cent of the project's 578 units have been sold, the larger five-room units costing $600,000 to $670,000 each are still available. These levels put the flats in the same price bracket as older condominiums, which might prompt some potential HDB buyers to turn to the private home market, where prices are falling. Developer United Engineers announced the figures yesterday, and also said foundation works had begun at the Ang Mo Kio estate, which is being developed under the HDB's design, build and sell scheme (DBSS). Under the scheme, public flats are designed, built and sold by private developers. Sales at Park Central have been favourable in view of the challenging economic climate, said Mr David Liew, the managing director of the group's integrated facility management and property development business. Buyers include young couples, retirees and those with proceeds from collective sales, the group said. The DBSS concept has been quite popular, but some experts fear the fall in private condo prices could leave buyers spoilt for choice. Price is the key factor in DBSS projects as they are targeted at HDB buyers whose household income must not exceed $8,000 a month. 'It's a price-sensitive sector. These buyers can choose between HDB flats and lower-end condos,' said Associate Professor Sing Tien Foo, the deputy head of the National University of Singapore's real estate department. 'During a downturn, the price gap between these segments will narrow, so demand (at DBSS projects) may be affected,' he noted. Most DBSS flats are priced at $500,000 to $700,000 each, roughly the level for executive condos, said ERA Asia Pacific associate director Eugene Lim. 'There is already an overlap.' For a $600,000 unit, the monthly instalment on a 30-year, 80 per cent loan is about $2,000, assuming an interest rate of 2.6 per cent. When the property market was rising in 2006, DBSS products met the needs of buyers who could not afford private homes. The first such project, Premiere @ Tampines, was an instant hit, drawing 5,700 applications for 616 homes in late 2006. Although it sold only 500 flats initially, long queues formed when the remaining units were released for sale. City View @ Boon Keng received 3,500 applications for 714 flats early this year, but only 460 were sold. Nearly 90 per cent of the flats have since been taken up, including all the three-roomers. Park Central, Singapore's third DBSS project, garnered more than 2,300 applications. Prices average $490 to $500 per sq ft, putting the four-roomers at between $400,000 and $500,000 each. The fourth DBSS project - Natura Loft in Bishan - saw about 680 applications for 480 flats last month. Its four-room units go for $465,000 to $586,000 each, while its five-roomers cost $600,000 to $739,000. Once prices go above $600,000, the flats will be competing with old leasehold condos, executive condos and bigger executive flats, said Knight Frank's director of research and consultancy, Mr Nicholas Mak. Unlike exec condos, which are initially subject to sale restrictions similar to those on public housing units, but become fully private after 10 years, a DBSS unit is just a value-added HDB flat, he said. Indeed, demand for DBSS flats might be more severely affected than that for other segments as potential buyers have more choices, said Dr Sing. Nevertheless, Mr Mak feels the DBSS concept is sustainable if the Government accepts lower land prices. The problem is that most developers of DBSS sites bought them in good times. There are two DBSS projects slated for launch in the first half of next year: one in Simei and a huge project of nearly 1,200 units in Toa Payoh.

Hi all, need your advice on tyre pressure.. last evening i realised my rear passenger side tyre was very flat. i went to petrol station and pump.. fd that only 75PSI!! so i pumped to 230PSI (17 inch). This evening, i went to petrol station again and chk the pressure.. 175PSI... is there a problem? what shd I do? thnx!
  18. Hi, I am driving a 6 yr old car. Recently I noticed the car temp went above halfway mark. Upon checking, I discovered the overflow radiator tank has been depleted of water. I am not sure if there is really a leak in the system as the leak is not noticeable and I only need to top-up with water once a month. Anyone care to enlighten me if this is really a small leak or it is a typical case of an old car yhat requires regular maintenance? (monthly top-up of water)

A couple of months ago on COE day, I narrowed myself to 3 cars before buying my new car, Honda Jazz, Honda City and Toyota Vios, like many people After reading about the 'horror' stories of BM SE from some of the MCF bros and sis here, I decided to give vios a miss and went to KM at Leng Kee. Upon reaching there with my mum, there was not much ppl there, maybe two or three customers beside us. We go around 'slamming' jazz and city's door and for a full 20 minutes, nobody comes to us!!! All the Beng-look-alike SE was sitting at the counter, talking to themselves. My mum was fed up and want to leave, but I hold on. Then a fat man come into the showroom and the sale ppl upon seeing him, quickly go up to serve him. WTF!! Fed up with the attitube, we go over to BM. Was quite crowded. We went over to 'slam' the vios door, sit inside and within 5 mins, a SE come to us. Ok, admitted his service was not like the hearsay CC or TC types but from the horror stories I read, was a bit surprised when he approached us and start talking about the vios... When he went off to get ready the car for my test drive, we were standing there looking at other cars, and another SE approached us. Declined his help Told me to get the non-garanteed COE package and save $1000. Tell me BM sure can get COE one. Got it on 2nd attempt . So in the end, after some test drive, I signed on the dotted line, exchanged namecard and handshake. When I go and make my payment before collecting car, was in shorts and cheap T-shirt. Before stepping into the showroom, was greet by a girl at counter. Told her was looking for my SE. So far, vios haven't give me any problems yet, i hope. Except that some idiot scratched my side door when opening his car door when my car is less than 1 month... So any other bros/sis encountered this? Or encountered the same yaya SE??? Why sudden change in service attitude?? Losing in market shares even though still no 1??? or Thais Car not as popular as Jap car?? Threat from PI(Wish factor)???
  20. My front right tyre seems to be unable to sustain air storage for long. Need to pump every 2 weeks. I have checked for nails, etc but found none. What could be the other causes? Broken shaft? My shaft has been giving klak klak sound but I am ignoring it, since I am not facing any problem on daily driving.
