These include smaller housing types such as two-room flats for seniors and rental housing for low-income families, depending on the planning parameters and the needs of different housing types, but are "deliberately injected", he said in an interview with Lianhe Zaobao. Mr Lee acknowledged the "lottery effect" of these well-located Housing Board flats, which may result in a "likely windfall" for home owners who sell these government-subsidised build-to-order (BTO) flats on the resale market. There is the issue of "inclusiveness and diversity" when these flats are allowed to be resold after the five-year minimum occupation period, he said. "If it's going to be sold and transacted at high resale prices, then there is a risk that only well-off Singaporeans can buy (flats in) those estates. And then of course, the character of the estates will change and it may be priced beyond the reach of ordinary Singaporeans," he said. "We do not want to have estates that are gentrified and that only the wealthy can afford to live (in). We want to have a good mix." To achieve that, besides introducing diverse housing, he noted that the pricing of flats must be kept affordable at the first sale by HDB and also in resales. "We may need a series of other measures to ensure that if resale is permitted for these flats, that they remain affordable for generations to come," said Mr Lee, without specifying the measures. "People will, of course, pay what they believe the market can bear in order to get these very good flats and very good locations. So some of these measures would have to cover all these fronts," he added. He cited GSW as one example of a prime site but noted that the timeline is "quite far down the line". "But there may be other sites with very prime attributes that might be rolled out in the months and years ahead," he said. Mr Lee said HDB will seek public suggestions and feedback through engagement sessions over the next few months. "We will want to make sure that these public discussions are held, people's views are obtained and then we can come up with a model that we could potentially apply in the near term," he said.   8. My friends driving civic fd 1.8l & Fit GD1 just fixed up Tokico shocks, total cost including labour is only approximately $4xx nia. I was quoted nearly $6xx for KYB shocks early this year for my stream, up from $5xx quoted last year. Total damage is more than $7xx with labour !!! Anyone knows what is the difference between the two brands? Too bad I found out Tokico does not carry for Honda Stream....sianz

  14. Post Ma Chi: more affordable motor insurance moving forward? You could thus read that again: "(g) any wilful act and/or wilful negligence of yourself or that of your Authorised driver." Thus, the ordinary 1st party insurance policies are NOT meant as coverage for accidents due to speeding, DUI, reckless/ careless driving, accidents caused by shooting red lights etc etc. Perhaps the government could impose a more fluid tax upon insurers such that any amounts in excess of 20 percent earnings (profits) from motor insurance premiums over an up to 3 yrs declaration period should be taxed at 100% annually (tax free for profits below 20%)- and limits upon the management fees for the insurance scheme from exceeding 20% of premiums collected- thus the care by motor insurance companies across the board to ensure minimal unnecessary overhead costs, insured drivers remain careful and that premiums are kept to minimum so as to remain competitive, since drivers too would be able to insurance shop for the lowest rates. Drivers too will drive less recklessly as they know insurance companies to be careful about every cent paid out. Motor insurance being a 'public good' and compulsory by legislation, ought be run on a 'not-for-profit' basis. Likewise, motor insurance SHOULD not promote the dangerous use of cars as private entertainment/ racing machines that illicitly abuse public roads as personal F1-racetracks/ playgrounds. PS: 'Taxes' imposed upon motor insurance companies for profits in excess of 20% of premiums p.a. should be paid to a fund that subsidizes the care, welfare/ employment etc of hit and run victims wherein no insurer can be identified to compensate for such incidents (i.e. not to accrue as profits/ dividends to insurance co. shareholders). The 20% p.a. profit cap/ management fee cap figure is just a suggestion for consideration, it may be adjusted accordingly as necessary. The regulation suggested here to reduce motor insurance premiums is necessary due to the fact that motor insurance, according to the 'Motor Vehicles (Third-Party Risks and Compensation) Act (CHAPTER 189)' is compulsory; I am however, NOT advocating such regulations for other forms of life/ healthcare/ hospitalization etc insurance insofar that such insurance, unlike motor insurance in Singapore, are not legal necessities.

The survey focused on five common food items: chicken nasi briyani, chicken rice, fishball noodles, roti prata (plain) and mixed vegetables rice (consisting of two vegetables and one meat), based on the cheapest single portion available. A total of 611 stalls in four zones– North, South, East and West, were surveyed. Survey findings show that 331 out of 611 (54%) stalls sold cooked food at $2.50 or lower. Chicken rice stalls hold the highest percentage (about 70%) of stalls selling their hawker fare at $2.50 or less. However, majority of Chicken Nasi Briyani stalls retail at $4.50. Figures 2.1 to 2.5 in the Appendix show the percentage of stalls with food prices in a particular range. CASE also came across 28 stalls that offered competitive prices on food items and would like to highlight them. Please refer to figure 3.1 of the Appendix for more details. The survey also found: 1. 4 out of 611 (0.65%) stalls charged for take-away. The amount charged for take-away was 20 cents on average. 2. 11 out of 67 (16.4%) of roti prata stalls required customers to purchase a minimum of 2 pieces of roti prata (plain). 3. The modal prices for chicken nasi briyani, chicken rice, fishball noodles, mixed vegetables rice and roti prata were $4.50, $2.50, $2.50, $2.50 and $0.80 respectively. 4. The majority of stalls displayed their prices clearly on signboards. CASE encourages all hawker stall owners to display the prices of food items prominently so that consumers can make informed choices. In this survey, 2 stalls had inconsistent pricing with what was displayed on their signboards. One of them charged $4.50 for chicken nasi briyani when the signboard displayed a price of $4, while the other stall charged $5 for chicken nasi briyani when the signboard displayed a price of $5.50. In conclusion, the survey findings showed that affordable food is still available at hawker centres and coffeeshops. CASE encourages consumers to patronise stalls that continue to offer good value for money.     Cars have never been this boring

    When was the last time an affordable, mass market car that was launched managed to get you just that little bit hot under the collar with lust or desire? Personally, I can't recall so it must have been donkey years ago. And for good reason. It has been a long time since there has been a bread & butter car that could inspire even a teeniest bit of motoring soul or passion. In fact, I think it has or will get worse in the coming years. Take a look at the line up of affordable cars today and we would struggle to find one that could make car enthusiasts drool or go gaga over. We have a couple of pretenders to the throne (say the Kia Koup). But, really, it seems that this is as good as it gets for normal average Singaporean drivers. If you don't have more than 150 grand to dish out on a car, you can forget about motoring pleasure, soul, passion & what not. For this, I blame the eco-mentalists and green activists. Their constant badgering for improving emissions standards and fuel consumption have led car manufacturers to focus on chasing these boring old figures rather than focusing on horsepower & handling. For one of the biggest victims of this green focus, we don't have to look any further than Honda. For a car marque that used to be steep in racing heritage and made pretty dang good mass market cars just decades ago, it has now stooped to the level of advertising its technological advancements in hybrid technology! A far cry from its glory days I say! Well, this has gone too far and I had had enough of all these eco-silliness. It is, quite frankly, making the car enthusiast in me feel sick. So my first wish for 2011? For car manufacturers to recognize and acknowledge that we still need exciting cars and to stop sacrificing it all just for some emission figures.
